Renovated Speculative Building Will Fill Market Void in Washington Court House
FAYETTE— 1730 Washington Ave LLC announced plans to renovate a vacant 80,000 square foot industrial building located at 1730 Washington Avenue in Washington Court House. The renovations will make the industrial building more competitive for site selection opportunities.
"The substantial capital that will be invested to bring this existing facility to life is a direct response to the growing demand for industrial space in the Dayton Region and Fayette County,” said Weston Devore, First Vice President of CBRE, whose team is handling the leasing of the property on behalf of the new ownership group. “It will help fill a critical gap in the market by providing the infrastructure businesses need to grow and operate efficiently.”
Located in Fayette County, this industrial building benefits from a strategic position near prominent infrastructure and developments, including the LGES/Honda EV Battery Facility, AWS Data Center, Rickenbacker International Airport, the Anduril Aresenal-1 Facility, and the Washington Court House Industrial Park. When renovated, the building will target advanced manufacturing, automotive, aerospace and defense, and other targeted sectors as the end user.
“With a strong manufacturing presence and a dedicated workforce, this newly renovated space makes Washington Court House an even more attractive location for the growing industry,” said City of Washington Court House Director of Economic Development Chelsie Baker. “We are excited about this development and appreciate the support made possible through the OSIP grant.”
This project was made possible due to the close partnership between 1730 Washington Ave LLC, City of Washington Court House, JobsOhio, and the Dayton Development Coalition.
“We are excited for this renovated industrial building to come online,” said Dayton Development Coalition Executive Vice President of Regional Development Julie Sullivan. “This building will help fill the void of available ready to use industrial buildings within Fayette County.”
JobsOhio approved an Ohio Site Inventory Program (OSIP) grant. OSIP offers grants and low-interest loans to support speculative site and building development projects with no identified end user. The primary goal of OSIP is to fill gaps in Ohio’s real estate inventory with real estate targeting near-term sector wins to ensure our state is more competitive for reactive site selection projects.
